A worker with a crowbar on Monday pried the word "Trump" from the sign in front of the only Trump-branded hotel in Latin America, after the building's owner said he'd won a legal fight to take control of it. The removal of the Trump name from the Trump International Hotel Panama came after a days-long standoff between the majority owner, Cypriot businessman Orestes Fintiklis, and the president's company. Fintiklis had sought to fire the Trump Organization, which has a management contract until 2031, because he blames the company and the Trump brand for poor revenue. The Trump Organization has refused to leave. There followed 10 days of confrontations, including shoving matches, a power outage and several appearances by police.
On Monday, a Panamanian legal official visited the hotel with an escort of 15 police officers. It issued a statement saying that the legal official had only shifted control of the hotel to a third-party administrator, while Fintiklis and the Trump Organization are still embroiled in court fights in the United States and in international arbitration.

At some point the main identity of the Trump name made a transition from the perception of being a successful billionaire real estate developer to that of a white nationalist (I'm not going with white supremacist just yet).
I suspect the answer to your question resides in the timing of that transition relative to the engagement of the Trump management company by the Panamanian hotel owner(s).

Cypriot businessman Orestes Fintiklis is only concerned with the occupancy rate, which is too low. He is convinced its because of the Trump name and Danni already explained why. The only reason there is a country called Panama is we took it from Columbia.

I seem to recall some Panamanian government official resigning over the allegations for fear of being drug into the mud by Trump's management company.
When Trump is impeached and tried for treason I suspect that all the Trump properties will be changing their names.
