Minority Leader John Boehner (R-Ohio) had a few choice words about House Speaker Nancy Pelosi's (D-Calif.) landmark climate-change bill after its passage Friday. When asked why he read portions of the cap-and-trade bill on the floor Friday night, Boehner told The Hill, "Hey, people deserve to know what's in this pile of shit."

Pelosi rushed the climate bill only because she wanted it over with before the 4th of July week vacation. They didn't even follow procedure and have the entire bill along with amendments put together. They don't even follow the rules anymore.

Who profits financially from this bill being passed?

Hopefully a version of this bill will be signed into law. Ironically, by the time it takes effect and is benefitting all Americans a GOPher may be back in the WH and will claim credit for it. LOL. Because that is how it seems to always work. Dems take responsibility in thinking longterm, - GOPhers whine and scream and piss their pants, - longterm thinking then pays off, - GOPhers claim credit. LOL.

What defuddles me is why all the Obamaniacs are so much for this bill when they don't know what's in it? Hell, the members of the House don't even know what's in it, not ONE of them has studied the damn thing. The truth be known, Boehner probably knows more than most of them because he read some of it to them while they just ignored him. I think we've been scammed....AGAIN!

Seriously, I'd better get this house on the market before all that crap is signed into law.

Just in one part of an inspection I had in getting it ready to sell, a City inspector told me I had to have three electrical outlets (6 sockets) converted to GFS sockets to meet City Code standards as the original light sockets are "too close" to water as they are in the wall by the bathroom and kitchen sinks. We've only had this place since 1959 without electrocuting anyone!

Also, all new glass windows are to be replaced with double-paned glass and in 2005 the City made me put on a whole new roof as they changed the boundary line for the "Mountain Fire Zone" and outlawed any wood single roofs. I had to replace mine early as I got swooped up into the newly drawn boundary zone. ALL homes in the ENTIRE city must get rid of any wood or wood shingle roofs by 2012.

The City also wants all new smoke detectors in the home to be "hardwired" not battery operated, so you have to bring in an electrician to do the wiring.

What people are now doing here in Burbank (since no more single family homes are allowed to be built) are buying homes and then tearing them down and leaving only the foundation standing and then building large 1 and 2-story homes on top of the foundation. That way the builders/new buyers get around having to get all the permits required to build a "new home" and can pass it off as only "remodeling" instead -- just as long as there is a small portion of the original home left standing.

That's one of the reasons I need to talk to a realtor. I'm not going to put a lot of money into fixing up this house to sell it if some buyer plans on demolishing it down to the foundation so they can build their own house.

So damn many headaches and things to deal with. Never had to sell a home before and don't plan on buying another one for awhile!

Beware of offers that are too good to be true and be prepared to pay a fair price for any services rendered.

He gave me an estimate of $300 to fix it. We scraped and painted it and then paid a more reputable inspector $50 to come out and reinspect. He asked us about the facia, since it was documented by the first guy as a defect, looked at it and then just shook his head that anyone would have dinged us for it.

Find a good realtor, CC. Don't try to wade through it alone. It's not worth it.

Get some references from friends if possible. Look for one that is business-like and detail oriented and not too "salesy".

Personally, I prefer a level-headed female realtor because in my experience they tend to follow rules better than the guys and are more empathetic with what you are going through, especially in a case like yours when you are selling a long-time family home.

Husband and wife realtor teams can also be good. I prefer to go with a smaller firm that carries fewer listings because they will work harder for you.

Poor fellow is still head down in the dirt in my backyard under the rose bush. He'll have a lot of work ahead of him soon!

I can't even begin to tell you what it's been like the last few weeks with various termite inspectors, painters, electricians, etc. -- each one finding more or less repairs "needed" than the other guy, and prices quoted for the work ranging in cost all over the place.

I did all the contacting of the contractors, getting bids, etc. myself -- have a file full of paperwork -- and had all the inspections done. I just didn't know whether to get the termites fumigated (and wood damage they did in the enclosed porch repaired) plus have the house painted before or after I call in a realtor.

But it's been getting too much for me to handle all on my own. Called my cousin in FL yesterday and he advised me as you did -- get a realtor in (and let them look around and give suggestions and look up comps in the area, etc.).

What you wrote above about a realtor is really helpful to me. Thanks again. I am going to do exactly as you recommended. I was getting so overwhelmed with it all -- and I STILL have to figure out where I'm going to move after I sell this place! -- sometimes I honestly felt like taking the key and just locking the front door to the house and walking out. Seriously.

This coming week I'll be lining up a couple realtors to call (and look for the kind you suggested). I think if I have a realtor who can give me info as to what I need to concentrate on (and what not to bother doing) it will help a lot. My insurance company for years -- USAA -- has a "Moving/Seller/Buyer" program where they will help you get in touch with approved local realtors who are reputed to be good (because they want to remain on USAA's approved list).

Thank you again, SilverIronist, for taking the time to write and help give me a few suggestions. I really mean it.

When we sold our last house, the buyers and their home inspector were frickin' idiots. They missed some obvious minor problems (problems that OUR home inspector pointed out - we only owned that house for about 2 years) and fixated on truly petty and stupid shit. For example, we had a board running along the top of a detached garage that was showing some decay. Their inspector had them convinced that said decay was due to carpenter ants and in they demanded that we not only replace and paint the board (my wife successfully stipulated that the paint had to be brown, but not necessarily match - how in the hell do you match fading, 20-year old paint anyways?) but ALSO they demanded a pest inspector come out and inspect our house for carpenter ants. On this issue, I successfully stipulated that said inspector ONLY inspect areas that THEIR home inspector found to have the possibility of carpenter ants - which was this one board.

We contacted a pest-control company and, as it turned out, one company had one of their workers a block away late on a Wed. afternoon and he agreed to stop-by and take a look. He spent all of about 30 seconds inspecting the wood and his diagnosis was, "Water damage." So, he wrote that on the back of his card and told us that the buyers could contact him by phone if they wished and he would stand by his diagnosis. He also informed us that if his handwritten diagnosis on the back of his card was sufficient, then he wouldn't charge us a penny (he was irritated with the absurdity of the buyer and their inspector). Needless to say, the buyer wasn't happy about not receiving a formal report, but they weren't able to make a case for anything more.


The funny part is that we replaced the board, slathered on the cheapest brown paint we could find, and when it was all done, it looked worse (aesthically) than had we done nothing.

These buyers had a bunch of other absurd demands, which we basically had to meet because we had already closed on our new house. So, we loosened the screws on all of the clothes bars in all of the closets - nothing malicious mind you, just a little payback for how much they pissed us off.

Not that I'd expect everyone who supports it to read it first, but I'd at least expect them to expect their congress to read the damn thing before voting it into law.

I am concerned about this bill. I voted for Obama, and I was never entirely comfortable with this part of the environmental discussion (just as I remain uncomfortable with his take on paying teachers). But... I'm not against legislation to curb pollution. However, it should be real reduction, not sharing/dispersing pollution allowances. I get the point, I think, but how about requiring reductions straight-up? We have technology on our side; let's use it. Oh, it's too expensive? Wah wah wah. If it gets used more, more gets made, and the price goes down. At least that's what I've heard so-called capitalists tell me for decades now. A variation on "If you build it, they will come." Right? If a product is good, people will buy it. If a company is creating competition, the economy will benefit. So get more energy companies developing alternative sources and reducing their output of crap into the air and water and earth, and prices will go down. Gee, that's what I've been hearing for decades. Have the rules of economics suddenly changed? Was Adam Smith wrong? Of course, I think the venerable Mr. Smith would be horrified at where we've come. Capitalism was not about greed for him; it was about enlightened consumers making the best purchase for rational reasons. Advertising does not help us make purchases for rational reasons. And "it'll kill the economy" is not a rational response either. If something is that bad, but has a reason behind it, discuss the reason and the possible solutions that will not kill the economy.

No problem... China could simply sell us their aborted population (over 300,000,000 babies since the 70's) as carbon surplus to help offset our own country's footprint. Think of how many consumables they've saved by not existing!

Surely, the answer is to create a carbon trading ponzi scheme. That will save us all.

Finally some honesty in government.

Who profits? They usual liberal crowd, but mainly Al Gore. Gore runs a company that is set up to trade carbon credits. Talk about a conflict of interest. He's already made millions "saving the planet". Who else? Al Gore. He's also set up an investment fund that focuses on green projects. Now that the bill forces people into it, the new law guarantees him a profit regardless of the marketability of his ideas. Who else: Al Gore. After losing the election in 2000, he still hasn't given up in his quest for power and influence. Knowing that he stood no chance in gaining this power by the people voting for him, he instead got a complicit and corrupt government to give him the power by writing new laws that grant him the power. So we now have a savior and a king running things.

This bill is foolish and dangerous, but there is something we don't need to waste energy being upset about. Go to rules.house.gov, go to Waxman at the bottom. This brings up the Manager's Amendment Boehner was reading from. It's 300 pages long. In another window open the text of HR 2454. The amendment at the bottom of page 44 inserts a subsection (m) that modifies Section 204 of the original bill. Section 204 is the part that requires all this assessing of buildings for the new energy-efficiency requirements. Subsection (m) now makes that entire complex section applicable to new construction only. We will not have to have our existing homes assessed or have data collected by big brother. There's enough to be upset about in the bill, but at least the retroactive application of these new standards onto existing buildings is not one of them.

Here is what I do know, I just recently bought my fishing license and began reading the laws, rules and information for rivers, streams, lakes etc...

I ran into the section about consumption of the fish caught and in about 25% of the rivers it says to DO NOT EAT THE FISH and in almost every lake it says to only have 2 eight ounce meals of the fish per month. All from mercury, pcb's, and other pollutants.

The stiffer the environmental bill the fracken better in my book.

MAKE IT SO STIFF THAT ONLY THE UP STANDING CORPORATIONS WILL WANT TO HAVE THEIR BUSINESS IN THIS COUNTRY.

I did read the Amendment. On page 44 at the bottom it says to insert (m) into Section 204. That subsection says that the entire section now applies only to new construction built after the final passage of the legislation. How am I reading it wrong?

Ok, this bill has nothing to do with punishing polluters. I'm fine with us throwing the book at these scumbags. I see plenty of liberals trying to drag this into the conversation but it's not what the bill is about.

This bill is a full assault on the poor and our economy. The deception involved in printing amendments in the dead of the night to present them on voting day is absurd!! Only the truest fucking idiot would say that this is acceptable. It is not acceptable!!!!! The only thing worse than this is the new story out about how the EPA has buried a report that basically says global warming does not exist. Thanks for the hint about USAA - will come in handy someday (but not too soon, I hope).

My experience with inspectors. We had an addition on our house in 1985, no problems with inspectors (as far as I know - handle by construction company). In 1992 we added a small shed to our garage. The inspector said that our pool filter's backwash was not properly drained. I promptly called his manager and explained our pool filter had NO BACKWASH. He immediately approved the inspection - never saw the inspector again.

An important point is that the original bill DID require all these energy-efficiency requirements for existing homes. Existing homes were exempted BY AMENDMENT at the last minute. President Obama yesterday was quoted in major media as saying the initial emission targets are too low and will not satisfy environmental groups or other countries. He said he wants to build on this as a beginning and strengthen it going forward. Nobody should breathe easy that existing homes will not end up coming under the provision in any final bill passed in the Senate, or will not be added later on. It was the intent of the drafters of the bill to have these provisions apply to pre-existing homes. They had to bend on it to get it to pass the House. And HLAY 2009, you can let your uncle know that he won't be expected to tear it down, but everyone better go read section 204 of that bill before it was amended and figure out what the lawmakers truly have in mind as their goal.
And did you take the time to read the EPA report on global warming that didn't make it to the light of day? You talk about the politics of fear?! What is this entire bill built on but fear? What was the stimulus bill based upon but fear of economic collapse? I find it funny that the more liberal you are the more closed your mind is and the more limited your vocabulary.

Don't you see that this bill will affect all Americans, regardless of party affilitation? Have you read the part of the bill that will provide 3 years of unemployment benefits to everyone thrown out of work because of this legislation? Why would they put that in the bill unless they knew how many people will be unemployed due to this law? Your fate regarding a pink slip will not rest on what party you're a registered member of.
And why can't you discuss the issue at hand, which is the climate bill that passed the House? Do you have to resort to name-calling because it frightens you when your world view is challenged? We have a duty as citizens in a free society to engage in civil debate and educate ourselves.

Have you? Do you even know what you're supporting?

Not that I'd expect everyone who supports it to read it first, but I'd at least expect them to expect their congress to read the damn thing before voting it into law.

Count on Congress to pass something that will benefit their cronies. Just like "deregulation" of utilities was supposed to increase competition and lower costs.

Please tell us how that is any different than any other bill that has passed Congress in the last 20 years.

One major difference, 726, is that I voted for Obama party because he promised a break from the past and a new era of transparency in government. Bills were to be posted for 5 days on line before any vote so that citizens could try, as best we can, to understand them in their enormity and complexity. The laws being enacted now are going to affect me in ways that my little brain can barely get a handle on, and they are being passed in a way that seems to me to be far worse for transparency and democracy than anything I've seen before. Why is everything being done as if it's an emergency? This is different than it has been for the last 20 years because we were promised by this President that it would stop, and he's made it far worse. Transparency should not be a campaign slogan.

Another way this bill will affect us all regardless of party, HLAY 2009, is by increasing the cost of everything we buy. The bill contains provisions to increase welfare benefits to offset "diminished purchasing power" that will result from this legislation. If you make over $33,000 a year, you're on your own, of course. If you want to discuss party politics, is this something democrats are willing to assume responsibility for or will this be Bush's fault, as well?

I only call the teabaggers teabaggers cuz I assumed they were primarily being lead by hypocritical republicans. I appreciate and support the general message of telling Washington that we're fed up with their shenanigans when it comes to our nation's fiscal health, and I am completely opposed to much of Obama's agenda, but I can't look to the repubs as the answer to the opposition. But it's interesting to see Obama voters (not necessarily supporters) join in the parties.

Your home begins to deteriorate, decay and fall apart the minute you start the build.
In order to maintain it, you should average about 8% of the original purchase price annually in maintenance and r&r, just to maintain its original value. Almost all of the primary systems will fail or otherwise require replacement within 20 years. And it gets worse as time goes by.
The vast majority of people do nothing other than cosmetic improvements that do not maintain its original value, then expect top dollar for it 20-30 years out, basically ripping off the buyer. They get help here from appraisers whom put more value in cosmetic appearance than functional life cycle use. You'll know this when they tell you the addition of, say crown moulding, increases the value. The home should lose value, like every other durable good. When was the last time your stove, refrigerator, your car increase in value?
At best, the average life span of any home built is about 35-40 years, at which point they begin to need structural re-building as well as systems replacement.
By the way, most home inspectors have never built anything and are often in cahoots with appraisers and or builders.
A home is not an investment, beyond its use as a home.
